Flooring Labor Rates by Material (2026)

Installation-only labor rates. Material is additional.

  • Luxury Vinyl Plank (LVP): $2.50 – $5.00/sq ft
  • Engineered hardwood: $3.00 – $6.00/sq ft
  • Solid hardwood (nail-down): $4.00 – $8.00/sq ft
  • Hardwood sanding and refinishing: $3.00 – $5.50/sq ft
  • Ceramic/porcelain tile: $6.00 – $14.00/sq ft
  • Carpet installation: $1.00 – $2.50/sq ft
  • Laminate: $2.00 – $4.00/sq ft

Material Costs Per Square Foot

  • LVP (mid-range): $2.00 – $5.00/sq ft
  • Engineered hardwood: $4.00 – $12.00/sq ft
  • Solid hardwood: $5.00 – $15.00/sq ft
  • Porcelain tile: $2.00 – $10.00/sq ft

The Waste Factor: Never Skip This

Always add waste to your material quantity:

  • Straight lay (LVP, laminate): 5–8% waste
  • Diagonal or herringbone pattern: 10–15% waste
  • Tile (straight lay): 10% waste
  • Tile (diagonal or offset): 15% waste
  • Irregular or complex rooms: add 5% more

Subfloor Preparation: The Hidden Cost

Subfloor prep is where most flooring contractors lose money. Always include a line item and inspect before quoting firm numbers. Common issues:

  • Leveling compound: $0.50 – $1.50/sq ft depending on amount needed
  • OSB/plywood overlay: $1.50 – $3.00/sq ft installed
  • Remove and replace damaged subfloor: $2.50 – $5.00/sq ft
  • Remove existing flooring: $1.00 – $2.50/sq ft
  • Remove and dispose of carpet and pad: $0.50 – $1.50/sq ft

Include a subfloor prep allowance line item in your quote and note that charges may increase based on conditions found during installation.

Transitions, Reducers, and Thresholds

These are small but take real time. Price them individually:

  • T-molding or reducer: $15 – $35 each + $25 – $50 labor
  • Stair nose: $20 – $50 per step + $20 – $40 labor per step
  • Quarter round or shoe molding: $1.50 – $4.00/linear ft material + $1.00 – $2.00/linear ft labor
  • Floor vent covers: $10 – $40 each
